Research shows that 95% of people who have lost weight findthat they regain it back when they return to their normaleating habits. According to the Center for Disease Control’s ChronicDisease Center, in 1991 in the United States, only fourstates had an obesity prevalence of 15 percent to 19percent. In 2003, 15 states had an obesity prevalence of15 to 19 percent, 31 states had an obesity prevalence of 20to 24 percent, and four states had a prevalence of 25percent or more. Major medical problems associated with obesity includegallbladder disease, high blood pressure, high bloodcholesterol, diabetes, and osteoarthritis. If that isn’t incentive enough to lose that excess weightstatistics show that overweight people are usually givenlower paying jobs, get lower salaries, receive little inraises, and are, as a whole, looked down upon by 40 percentof fellow employees and employers. In 2002 The American Heart Association reported that morethan 10 percent of US children ages 2 to 5 are overweight.That is up from 7 percent in 1994. The situation isprobably even worse now, said Dr. Robert H. Eckel,president-elect of the heart association and professor ofmedicine at the University of Colorado. The obesity problem among children has increased with school-age children as well. Four million children ages 6 to 11 and 5.3 million in age group 12 to 19 have increased by 75 percent from 1991. Food habits adopted in childhood can be hard to change. Asa result hypertension and high cholesterol leading to heartdisease, strokes, and diabetes are going to become thenations top health problem with people of all ages within 10to 30 years. These are ailments that usually afflict themiddle age to elderly population. More than a million newcases of diabetes are already being diagnosed each year,says the American Diabetic Association. Nearly 30 percent of American adults are overweight andanother 30 percent are obese, according to University ofMinnesota researchers. Obesity is usually described as aweight 20 percent greater than the persons desirable weight. A study by the Obstetrics and Gynecology department at theFred Hutchinson Cancer Research Center in Seattle revealedthat 60% of overweight women, and 70% of obese women, arelikely to become pregnant while taking the pill. Theresearchers suggest that a higher metabolism is the reason,causing the medication to be effective for a shorter lengthof time. Or, that the drug interacts with the body’shormones in a way that the drug becomes trapped in the bodyfat instead of circulating in the bloodstream. Studies with obese pregnant women show they are 50% morelikely to die during pregnancy than those of normal weight.Complications such as miscarriage, gestational diabetes,hypertension, pre-eclampsia, pre-term labor, and stillbirthare also more common. Preliminary evidence shows thatbabies are also adversely affected, and are more likely tobe obese themselves in later life. Fast foods: Studies show that people who frequent fast foodoutlets twice a week or more gained 36 pounds over thecourse of 15 years compared to 26 pounds for those thatfrequented them once a week or less. A major factor for the obesity crisis is a sedentarylifestyle, not enough exercise, and the eating of highcalorie fast foods in place of nutritious natural foodproducts. Fast food is designed to promote consumption of the maximumnumber of calories in the minimum amount of time. Thisupsets the body’s normal metabolism. One solution is to eatsmaller, more nutritious, meals more frequently throughoutthe day. Physical activity reduces the effects of being overweight,but healthy eating habits have to be followed to preventdisease associated with poor nutrition according to anexpert of nutrition and epidemiology at the Harvard Schoolof Public Health. The new diet guidelines set by the Health and Human Servicesand the U.S. Department of Agriculture is basically abalanced diet and good old fashioned exercise. Are You Earning What You Are Worth?

By Todd Mikesell One of the greatest pleasures is helping talented mortgage professionals significantly improve their career situations. This is especially true when the new position provides a substantial increase in income, in some cases almost doubling the commissions earned on each loan! How is that even possible, you ask? Well you may be interested to learn about the enormous disparity between different compensation plans within our industry. First, I would like to suggest that you should never, ever make a career move just for the money. This especially holds true for large sign-on bonuses. There are far more important things than dollars that must be weighed carefully. The critical question you should ask yourself; is the company a perfect, long-term fit for me and my business? Change employers only because the opportunity is vastly superior to what you presently have and keep in mind, the important things are what you get after you arrive, not what it takes to get you in the door. We each have a responsibility to our families and ourselves to maximize our income which will provide more financial security, fund college educations and retirement, and provide a better overall quality of life for our families. In recent years, most of us in the industry have done extremely well. The times are finally changing. In 2006 and the next few years, earning into the six-figures will be a challenge for most mortgage professionals. Now may be the right time to see how your present compensation plan stacks up to what else is out there. You may be quite surprised by what you learn. You personally generate 100% of every dollar of revenue for your employer. Then your employer tells you how much they are going to give back to you for bringing this revenue in the door. The vast majority of Loan Officers working for large, national lenders and banks earn roughly 35 cents (one-third) of every dollar they generate, with 65 cents (two-thirds) going to the company. If you earn an overall 60-65 basis points on your loan volume, then you fall into this category. Thats assuming a lenders total revenue is roughly 1.8%-2.1% of total loan volume, which may be a bit conservative. In 2003, if you closed over $25 million, this was probably more than adequate to earn a decent living. Well, that was then and this is now. Loan volume has dropped sharply and the slowdown is well underway. Many companies continue to tinker with comp plans, reduce support staff, and otherwise try to enhance the bottom line at the expense of the Loan Officers on the front lines. If you receive referral business through bank branches or a captive realty situation, and this is more than half of your business, then a 50-65 basis point comp plan is probably justified and fair. However, if you self generate or go out and get the majority of your own business and you are still working for 60-65 bps, then you are severely underpaidand you may be able to do much better! Most mortgage professionals simply dont know any different because they have never seen the entire revenue picture behind the scenes. Here is what most mortgage companies keep well out of sight from their Loan Officers: Service Release Premiums (SRPs) This is an extremely lucrative revenue source for companies that sell their loans on the secondary market. These servicing rights (SRPs) can range up to 2.5% or more of the loan amount on certain loans, which amounts to $2,500 in revenue on a $100,000 loan. Most companies keep this hidden from the Loan Officer and pocket the premium when the loan is sold. Retail Pricing Rate Sheets Interest rates are marked up from the lenders price (the wholesale rate) to what the Loan Officer sees and what the borrower receives (the retail rate). Loan Officers are given retail rate sheets that have a portion of built in profit for the company. Again, the Loan Officer does not see this rate bump and is not compensated at all for this revenue generated. It goes straight to the companys bottom line. Total Gross Revenue Companies are always trying to bolster and increase gross revenue as a percent of loans funded to please their shareholders. In addition to substantial SRPs, built in profits with retail pricing, lenders also may receive YSPs (Yield Spread Premiums) on any brokered loans, and of course generate significant revenue from processing, underwriting, application, and other junk fees. The end result is the Loan Officer generates thousands of dollars in revenue, and is normally paid a small portion of the total income as basis points instead of being paid on the total gross revenue generated. You probably know someone that has worked for a mortgage broker (or have worked as a broker yourself) and marveled at the enormous commissions they can earn on each loan. The reason is not because they are a broker, but because they are paid based directly on the revenue they generate. These Loan Officers typically receive a fair commission split of 50% of total gross revenue. In other words they get to keep 50 cents on the dollar (one-half) of everything they bring in instead of 35 cents (one-third), a huge difference. Now I am not suggesting that you run out and start originating loans for a small broker shop. The truly good ones are few and far between. Brokers also dont get wholesale pricing or have access to Service Release Premiums (SRPs). In addition, brokers face a number of other challenges in todays environment and dont control the entire process in-house. Many seasoned mortgage pros can tell you from experience that the most sophisticated, highest level, and most lucrative business model for veteran Loan Officers is that of a true Mortgage Banker. They are probably working for one now and would never consider returning to a basis point environment. The reason is that a mortgage banking Loan Officer is in total control of everything they touch. They price out their own loans from wholesale correspondent rates, have access to the same dizzying array of products that a broker can offer, enjoy in-house delegated underwriting authority, close loans in their own name, generate much more revenue through SRPs, and are usually paid on a fair gross revenue split that is far superior to anything else out there. It is not uncommon for a Loan Officer to generate over $4,500 on an FHA loan and earn in excess of $2,200 in commissions. One correspondent of a key client even pays $2,000 in revenue ($1,000 to the Loan Officer) on each home equity line of credit set up even with no advances! As 100% commissioned professionals, we have chosen to leverage the risk / reward relationship in our favor. We have each made a conscious decision to bet on ourselves, to assume a little more of the risk, with the expectation that we will also reap much more of the rewards. The rewards include a very flexible schedule, the ability to build your own business, spend more quality time with family, solid financial security, and a better overall quality of life. If you are both happy and successful, are achieving the level of income you desire, while maintaining a very nice work / life balance in your present position, then you may have found your ideal career home. If you are not completely satisfied, then perhaps you should ask yourself, am I earning what I am worth? Shroud of Turin: Mystery of the Image Chemistry

By Daniel Porter When the cloth of the Shroud of Turin was made, flax fibers, about one-fifth the thickness of human hair, were hand-spun together into linen thread. The threads were then woven into a fine herringbone linen sheet that is about three feet wide and fourteen feet long. These fibers, scientists now know, hold the key to how the image was recorded on the cloth whether by a miracle, a faker of relics or an accident of nature. It is on the surface of the fibers that the image resides. Scientist who examined the shroud in 1978 used to think that some of the white fibers had oxidized and dehydrated and turned brown. Inexplicably, they thought that this was how the image was formed, even if they didnt know the mechanism for this color change. Now, scientists know that isn’t the case. Instead, a thin filmy substance that coats some of the fibers has undergone a chemical change. It is the coating that has turned brown forming the image. Chemists know what this filmy substance is. It is a polysaccharide substance, a mixture of different sugars and trace amounts of starch. And they also know what sort of chemical reaction is needed to cause it to change color. But they still don’t know how this might have happened in a way that would form an image of a man on the cloth. The substance of the pictures, the starch and saccharide mixture, is extremely thin. From microscopic observations, chemists have estimated that it varies in thickness from about 200 to 800 nanometers. It is as thin as the wall of a soap bubble; thinner than the invisible glare proof coating on modern eyeglasses and thinner than most bacteria. To get an idea of how thin a few hundred nanometers is, it helps to realize that a sheet of copier paper is about 100,000 nanometers thick. The coating is only found on the outermost fibers of the thread. In fact, it is only found where the fibers are close to the surface of the shroud’s cloth. In other words, the fibers inside the thread, deep in the middle of the cloth, do not have this filmy substance. The coating can be removed by scraping or by pulling it away with adhesive tape. Over the years, as the Shroud of Turin was folded and unfolded, and spread out across rough surfaces, microscopic bits of the filmy substance flaked away. In fact, when scientists examined the shroud in 1978, they collected samples with adhesive tape. Today, countless tiny bits of the coating, some including parts of the image, are stuck to microscope slides and sampling tapes stored in laboratories around the world. Scientists have a pretty good idea about how the coating got there. It wasn’t brushed on or wiped on as an artist might apply sizing to a canvas before painting. Had that been the case, the starch and sugar mixture would have soaked at least part of the way through the fabric. Capillary action would have pulled the mixture into the middle of the threads. That didnt happen. Scientists have not found any of the polysaccharide mixture except on the surface. It turns out that the distribution of the coating is consistent with evaporation concentration. Interestingly, this is consistent with the way linen was made during Jesus’ era as described by Pliny the Elder (23 to 77 AD). If linen cloth is rinsed in a solution of water and dissolved saccharides, and if the cloth was is then dried in the air, a coating forms that is identical to the coating found on the Shroud of Turin. We know that in the first century, threads on the loom were lubricated with crude starch to make weaving easier and to prevent fraying. The starch was then washed out of the cloth by rinsing it in suds from the Soapwort plant. But the starch wouldn’t have been washed out completely. Trace amounts of both starch and the numerous saccharides found in the natural soap would have remained in the wet cloth. As the cloth dried, moisture wicked its way to the surface carrying with it starch and saccharide molecules. The dissolved material concentrated at the surface and remained on the fibers as the moisture evaporated into the air. Such a coating would have remained clear and colorless unless it was exposed to reactive liquids or vapors such as ammonia, or if it was heated sufficiently to caramelize it. We can probably rule out heat because enough heat to cause the coating to turn brown would also have caused the fibers to turn brown. That didnt happen. When the image is pulled away with adhesive, the remaining fibers are completely clear. This leaves us to consider reactive vapors or liquid. But liquid will not work; for it would have dissolved the saccharides and carried them into the interior of the thread. One theory is that vapors of cadaverine and putrescine, natural vapors that emerge from a corpse, would have produced an image. An interesting article, the Shroud of Caiaphas, explains this theory in greater detail. But, as the article explains, vapors present problems, as well, because they diffuse at various angles as they emerge from a body. It is unlikely that vapors could produce a high resolution image. Philip Ball, who for many years was the physical science editor of Nature, a prestigious international weekly journal of science, wrote a commentary in Natures online edition in January of 2005. He summarized the problem well when he wrote, “[The] shroud is a remarkable artifact, one of the few religious relics to have a justifiably mythical status. It is simply not known how the ghostly image of a serene, bearded man was made.” Daniel Porter is the editor of the Shroud of Turin Story, a comprehensive website on the Shroud of Turin. He argues that the shroud is probably the real thing, the burial cloth of Jesus of Nazareth and history. Nonetheless, he thinks proof of authenticity remains elusive while the shroud’s historical and religious significance is still unclear. Prenuptial Agreements: The Deal Breaker?

By Odalis Encarnacion So youre toying with the idea of getting married? Maybe somebody has mentioned a Prenuptial Agreement (Prenupt) or maybe youve never thought of it before. Regardless, just as youre an educated consumer you might also want to take a look at the advantages of having a prenuptual agreement before leaping into marriage. The truth of the matter is that asking your fiancee to sign a Prenupt is not the most romantic thing you will ever do. Below are a few tips on planning a marriage with all the love you have for that other person. Understand what it is and what it is not. Some couples forgo the Prenupt conversation for fear that their partner may suspect that they have reservations about the solidness of their relationship. The best thing about a Prenupt is that is does exactly what is suppose to do, it either breaks you up before you commit financial suicide or it makes your relationship even stronger. Ironically, and contrary to long held common belief, according to family surveys, men and women sign Prenupts at an evenly low 16% rate across the table. Increditably, women have a higher percentage of initiating a Prenupt agreement than men. Know who it applies to. Whatever the gender, a Prenupt is especially vital to young adults starting out in their respective careers. In New York a spouse may be entitled to a significant percentage of the value of a professional license earned during the marriage or a master degree earned during the marriage. Basically, if your spouse supported you–even by giving you gas money, for example–during your days as a law school, medical school or business school student, then come divorce time you essentially may be working your entire life for your former spouse. Why? The reason for this is simple but the emotions are a lot more complicated. Because the math formula used to calculate the value of the license contemplates the value amount you will make during your entire working life, the law says that your spouse can possibly collect money decades after the divorce. Its true: the average couples who walk down the aisle dont want to think about potential future financial disagreements. In fact, they dont even consider the future need of having to deal with a divorce and all of its headaches. Regardless of your confidence in the relationship though, the US national divorce statistics give a more realistic, sobering view of marriage and its potential disadvantages. Take a look at the statistics and be honest with yourself. According to the United States Census Bureau, more than fifty percent (50%) of all marriages end in divorce. In 2002 there were 136,684 marriages in New York, and in that same year there were 65,428 divorces. New York is in part with the rest of the country where the divorce rate is at 52 percent. Those numbers are especially hard to accept if you were a couple contemplating any kind of legal union. Understand a Prenupts true importance. So how important is a Prenupt in light of these awful statistics? Imagine having to choose between keeping the familys business or having your former spouse for a business partner! Whos it for? Some people may suggest that a Prenupt is only for those wealthy forks. This could not be any further from the truth a Prenupt is for everyone. I always advise my clients to consider a Prenupt whenever they are considering marriage. A Prenupt is as essential to a marriage as a wedding ring nobody should get married without one. Why is it important? The average working class couple owning no property or significant assets should also sign a Prenupt, because chances are they will inherit property or other during their marriage. This could be you. For example, remember the classic example illustrated by Colombian-born Juan Rodrguez, who was the sole winner of the New Yorks lottery multi-million dollar jackpot? Rodrguez, had arrived in the United States in 1982 and worked as a parking lot attendant for most of his life. Even though he had been separated from his wife, he never tried to divorce her for lack of money. Mr. Rodriguez did not have a Prenupt. His estranged wife who was living apart from him at that time, received nearly half of his winnings in a divorce that was filed days after he won the lottery. Had a prenuptial agreement been in place, she never would have gotten a cent. Save yourself the headaches. Its unfortunate that couples sometimes overlook this very important agreement before they commit to a lifetime financial partnership. A Prenuptial agreement is very much like a road map: it guides you along the ride of marriage. Think about it this way: just like going on a long cross-country trip, requires a good map to guide you, so to does marriage require a Prenupt agreement. Most people find they need something to help them understand as much as possible the intentions and goals and emotional needs of the other person BEFORE they commit their life in marriage. With a Prenupt, once you encounter marital problems youll always have the written agreement as a reference to put you both back on track. Odalis M. One night his mother commented that she had just taken out a large insurance policy with another company.
